Where are your services offered?
Currently we offer services in the lower mainland and only in the Real Estate Board of Greater Vancouver (REBGV) district. We will be expanding our services to other areas in the future.
Are there any other fees in addition to the flat fees?
Upon closing, all real estate transactions need to be processed through a licensed realtor and their brokerage office conveyance department including notifying your lawyer or notary. Our real estate board, brokerage office and conveyancing fee of $399 plus HST, is payable only when your home sells. (Fee is included in the Full Service Package)
What if I find a buyer who does not have an Agent?
While using our FSBO packages, if you find your own buyer you only pay the additional deal processing fee on closing of $399 plus HST. A Commission is charged when using the Full Service package.
Do I need to pay a commission to a buyers agent?
Whether choosing the FSBO packages or Full Service package you should incentivize the sale of your property to as many people as possible. Because the majority of properties are sold with the help of a buyer's agent, we recommend offering the buyer's Realtor a commission. Remember if you find your own buyer no commission is paid (on FSBO packages).
How much commission should I offer to pay?
Prevailing competitive full commission rates for home re-sales in the lower mainland are 7% for the first $100,000 and 2.5% on the balance of the selling price.
You should offer a competitive buyers commission which is roughly half of the full commission, which works out to 3.255 % for the first $100,000 and 1.1625 % on the balance to buyer's agents. This amount is visible on MLS to all agents.
This commission is in addition to our non refundable FSBO and FSBO+ fees plus deal processing fee of $399 Real Estate board, brokerage office and conveyancing fee, which is payable upon sale of your home.
Who conducts the Open Houses?
If you chose the Full Service package, we perform all Open Houses and scheduled showings. For all FSBO packages you manage, schedule, and perform your own opens.
Who decides the list price?
We will provide you with a current market analysis and suggest a price. Ultimately, the listing price will be determined by you.
How long is the FSBO contract for and can I cancel the agreement at anytime?
The contract is for a minimum of 6 months and is cancellable at anytime. The listing fee is non refundable.
Can I switch to the Full Service Package at any time?
You can upgrade to the Full Service Package at any time. The original listing fee is non refundable.
